Job Purpose:

The innovative and results-driven Director of Marketing will lead the development and implementation of a comprehensive marketing strategy that aligns with our business goals. This role focuses on enhancing occupancy, brand awareness, and tenant retention across all properties, specifically targeting our student demographic.

Key Responsibilities:

  • Develop and Implement Marketing Strategy: Create and oversee a marketing strategy that aligns with business objectives, prioritizing occupancy growth, brand awareness, and tenant retention.
  • Vendor and Agency Management: Identify and manage relationships with external marketing vendors and agencies, ensuring deliverables meet strategic goals.
  • Market Research and Trend Analysis: Conduct thorough market research to understand student demographics, competitive landscapes, and emerging industry trends to inform marketing strategies.
  • Brand Management: Lead brand strategy, maintaining consistency across all platforms and ensuring marketing materials reflect the company’s mission and values.
  • Digital Marketing Strategy: Drive digital marketing initiatives, including SEO, SEM, paid social, email marketing, and content strategy to enhance online visibility and lead generation.
  • Property-Level Marketing Support: Collaborate with on-site property teams to develop targeted marketing plans, optimizing for seasonal demands and local market opportunities.
  • Campaign Management: Plan, execute, and optimize marketing campaigns across digital, print, and in-person channels to drive leasing and engagement.
  • Content Creation and Management: Oversee the creation of engaging content across various platforms, including social media, website, and email communications.
  • Social Media and Community Engagement: Manage the onsite social media presence and engagement strategy to build an active online community for current and prospective residents.
  • Event Planning and Coordination: Plan and coordinate student-focused events and promotions to increase property visibility and foster community engagement.
  • Budget Management and ROI Analysis: Develop and manage marketing budgets, ensuring campaigns are cost-effective and deliver a strong return on investment.
  • Collaboration with Leasing Teams: Work closely with leasing and operations teams to align marketing efforts with leasing goals, providing resources and training for on-the-ground marketing activities.
  • Reporting and Analytics: Utilize data-driven insights to measure campaign effectiveness, report on marketing metrics, and refine strategies. Present findings and recommendations to executive leadership.
  • Cross-Functional Collaboration: Partner with other departments to ensure alignment on company goals and initiatives.
  • Talent Development and Leadership: Lead, mentor, and develop a high-performing marketing team, fostering a culture of collaboration and innovation.

Qualifications:

  • Bachelor’s degree in Marketing, Business, or a related fields
  • Proven experience in marketing strategy development and execution, preferably in the real estate, student housing, or multi-family property management industry.
  • Strong analytical skills with the ability to interpret data and market trends.
  • Excellent communication and interpersonal skills.
  • Experience managing marketing budgets and demonstrating ROI.
  • Proficiency in digital marketing tools and platforms.
  • Leadership experience with a focus on team development and collaboration.
