AppleOne is seeking a seasoned Preconstruction Manage r (Direct Hire) to lead preconstruction deliverables and ensure adherence to high-quality industry standards. This role is a blend of technical expertise and leadership, responsible for guiding and mentoring team members while managing a project portfolio within a 30-mile radius of the Beltway.

Major Duties & Responsibilities:

• Client Leadershi p: Represent the Preconstruction Team to clients, attending OAC and design meetings to ensure needs and budgets are met
• Budgeting & Analysi s: Provide concept budgets, perform Value Management Analysis, and maintain a strong knowledge of General Conditions estimates and schedules
• Operational Oversigh t: Coordinate with operations to ensure accurate Cost Budgets reach accounting and manage Precon Status Reports (PSRs)
• Relationship Managemen t: Establish and monitor subcontractor relationships and coordinate networking efforts
• Risk & Complianc e: Maintain strict compliance with Risk Management policies and the company Code of Business Practices
• Team Leadershi p: Manage expectations for project teams and conduct quarterly performance reviews and check-ins for direct reports
• Project Oversigh t: Review all subcontracts before issuance and assist with overall business development strategies

Job Skills & Abilities:

• Estimating Excellen ce: Strong conceptual estimating skills and proficiency with Estimating & Takeoff software.
• Technical Proficien cy: Knowledge of Autodesk software and standard construction management platforms.
• Communicati on: Stellar written and verbal communication; ability to deliver clear messages to stakeholders.
• Logisti cs: Deep familiarity with site logistics and field operations.
• Organizati on: Proven ability to meet critical deadlines through superior time management and math/accounting accuracy.

Minimum Qualifications:

• Experie nce: 8–12 years of industry experience, with a minimum of 8 years specifically in Pre-construction.
• Educat ion: Bachelor’s Degree in Construction Management, Engineering, or equivalent (related experience may be substituted on a one-to-one basis .
• Tra vel: Ability to travel within the DC/MD/VA metropolitan area (must have a valid Driver’s Licen se).
